In the event of an after-hours emergency, please contact the afterhours emergency services at (301) 421-4966. The service is staff by live personnel, 24/7. They will need the following information:
1. Your name
2. Your address
3. The name of the community (which is the Overlook at Washington View).
4. A good call back number
5. The nature of the emergency
Upon receipt of your complete information, they will reach out to the appropriate personnel to handle your emergency. Please note that the
following are not considered an emergency:
1. No hot water – this is a unit owner issue.
2. No heat or A/C – this is a unit owner issue.
3. No electricity to your individual unit. As long as the rest of the building has electricity, this is a unit owner issue.
4. Loitering – call 911
5. Illegal activities – call 911
6. Locked out of unit – this is not an Association issue. You will need to contact a local locksmith.
In addition to the above, please call 911 to report the following emergencies:
1. Fire
2. Smoke
3. Gas smell – call Washington Gas
4. Lack of electricity to the entire community – call Pepco since this is a Pepco outage.
5. No water to the entire community – call DCWater to report the outage.
Pest control services are provided by CW Termite & Pest Control. Services include treatment for roaches, mice, ants, spiders, etc. Bedbug and flea treatment can be provided at an additional cost to be borne by the unit owner.
Pest Treatment Services are provided monthly. For treatment of your unit, you must contact our office at least one week in advance, in order to schedule the treatment. Services, except for treatment of bedbugs and fleas is at no cost to the resident.
kmG Trash provides trash and recycling services for the Fairfax Village III community. Trash is collected three days a week (Monday, Wednesday, Friday).
Parking is controlled by the City and is by permit only. Please contact DCRA to obtain information about parking on DC streets.

The Fairfax Village III Condominium Board of Directors is responsible for the operations of the Association, and is governed by the Bylaws, the Rules and Regulations, and the D.C. Condominium Act. Made up of elected volunteers, the Directors are not allowed to accept any compensation in their performance as Board members. The Board is a governing body that serves on behalf of the Fairfax Village III residents to ensure a better community by making decisions that affect every aspect of community living from lawn maintenance to trash pickup to exterior maintenance and repairs. The Board also establishes the budget and makes capital improvements that preserves the architectural integrity and aesthetics of the property and common elements. Board business is conducted during Board meetings.
The members of the Board serve for a two-year term. Board members can seek re-election. There are no term limits. Elections for Board members are at the Annual meeting scheduled for the third Thursday in September of each year. You must be current on your assessments in order to run for a seat on the Board.

The Fairfax Village III Condominium Board of Directors hold meetings on Thursdays, every other month (except July and August), at 7:00 p.m. unless otherwise stated in the Agenda. Notices are sent out in advance of the meeting.
Board business is conducted, and unit owners’ comments, concerns and problems are addressed at these meetings. All unit owners are strongly encouraged to attend these meetings. Occasionally events occur which may require a Board vote before the next regularly scheduled meeting. In the event of an emergency meeting, as much advanced notice will be given.
Minutes from the emergency meeting will be provided at the next regularly scheduled meeting of the Board.
The Board of Directors has taken measures to make condo assessment payments more convenient for you. The monthly association fee is due on the 5th of each month and is considered late after the 8th, and unit owners are expected to adhere to this schedule.
A late fee of $75.00 is automatically added if the entire amount is not paid by the 30th of month.
Please note that a partial payment is considered a late payment. In addition, all late payments bear an accrued interest rate of ten (10) percent per year from the due date.
When an account is in arrears for any reason, any future payment received thereafter by Fairfax Village III is first applied to the arrearages. pursuant to D.C Law in the following order: 1. Interest accrued 2. Late fees and violations 3. Costs and reasonable attorney’s fees incurred in collection 4. Delinquent assessments
Thus, if your account is delinquent, the first payment that you make thereafter may not be applicable to your maintenance assessments immediately; it will first be applied to interest (if accrued) and late fees. All payments are applied to the oldest debt first after the above mentioned costs have been met.

Fairfax Village III Condominium Association maintains reserve accounts for roof repairs, capital improvements, paving, et cetra. The dollar
amount allocated to the reserve accounts is set during the annual budget meetings. Most monies necessary for repairs and upgrades is allocated from the reserve accounts. If, however, the expense of the repair or upgrade exceeds the reserve funds, the Board of Directors will have to special assess.
Occasionally, it is necessary for the Association to incur a special assessment for a major repair or improvement to the property. These alterations improve the complex visually and also help maintain the property values of the individual units. The Board of Directors has the power to make special assessments as deemed necessary for the upkeep of all or part of the common area Unit owners will be notified before such action is taken.

Periodically, the Metropolitan Police Department (MPD) conducts a comprehensive assessment of our patrol boundaries to ensure optimal operations. Over the past nine months, MPD engaged in an evaluation of our boundaries as established in 2012, taking into account current workload, anticipated population growth, economic development, and community needs.
