After Hours Emergency
In the event of an after-hours emergency, please contact the after-hours emergency services at (301) 421-4966. The service is staffed by live personnel, 24/7. They will need the following information:
- Your name
- Your address
- The name of the community (which is the East Gate Condominium).
- A good call-back number
- The nature of the emergency
Upon receipt of your complete information, they will reach out to the appropriate personnel to handle your emergency. Please note that the following are not considered an emergency:
- Towing of vehicle – you must contact the tow company and address this with them directly.
- No heat or A/C – this is a unit owner issue.
- No electricity to your individual unit. As long as the rest of the building has electricity, this is a unit owner issue.
- Loitering – call 911
- Illegal activities – call 911
- Locked out of the unit – this is not an Association issue. You will need to contact a local locksmith.
In addition to the above, please call 911 to report the following emergencies:
- Fire
- Smoke
- Gas smell – call Washington Gas
- Lack of electricity to the entire community – call Pepco since this is a Pepco outage.
- No water to the entire community – call WSSC to report the outage.
Pest Control
Pest control services are provided by H&S Termite and Pest Control. Services include treatment for roaches, mice, ants, spiders, etc. Bedbug and flea treatments can be provided at an additional cost to be borne by the unit owner.
Trash, Recycling Services
WB Solutions Trash provides trash and recycling services for the East Gate Condominium community. Trash is collected four days a week (Monday, Wednesday, Friday& Saturday) from the two trash platforms located at the end of the main entrance to the community.
The Association does not provide for the collection of bulk trash. Residents are required to contact a reputable vendor to remove and dispose of their bulk item(s) or 311 for the county service center. Any resident caught improperly disposing of bulk trash faces fines and other legal sanctions.
Parking
The Association provides parking for its residents. Each homeowner is assigned one parking space along with the parking space you will need to have a parking sticker or Hangtag visible in your window or you will be subject to be towed.
The following violations may result in the immediate towing of your vehicle:
- Illegally blocking fire lanes, trash bins, or other spaces; and
- Illegally parking in a space without permission or permit of the owner.
Should your vehicle be towed, neither the Association nor the Management Company has any responsibility for the cost of the tow or damages to your vehicle.
Tow Company
Fastlane Towing (301) 420-4012
The towing company can only provide tow services for your personal vehicle or if a vehicle is parked illegally.
Renting
Unit owners are allowed to rent their units. Upon renting their unit, unit owners must provide to the management company a copy of their Prince George’s County rental license (required by law), a copy of the executed lease (required by the governing documents), and the name and contact information of their tenant (required by the governing documents). Please note that the management company will not provide services to their tenants unless we have the required documentation and written permission from the landlord to do so.
Insurance
The Association’s master insurance policy only covers the buildings and interior spaces of the units that sustain damages. The master policy takes effect after the $10,000 deductible has been exhausted. The master insurance policy does NOT cover personal items, enhancements, temporary housing, or loss of rental income.
Unit owners are responsible for damages to their units or to adjoining units caused by their negligence. Under the Maryland Condominium Act, all unit owners are required to provide the Association/management company, with a current copy of their insurance policy. This is required every year. We also encourage unit owners to have HO6 coverage for their personal items as well as to cover the cost of any enhancements, temporary housing, and loss of rental income. The master policy does not cover these items.
