After Hours Emergency
In the event of an after-hours emergency, please contact the after hours emergency services at (301) 421-4966. The service is staff by live personnel, 24/7. They will need the following information:
- Your name
- Your address
- The name of the community (which is the Overlook at Washington View).
- A good call back number
- The nature of the emergency
Upon receipt of your complete information, they will reach out to the appropriate personnel to handle your emergency. Please note that the following are not considered an emergency:
- Towing of vehicle – you must contact the tow company and address this with them directly.
- No hot water – this is a unit owner issue.
- No heat or A/C – this is a unit owner issue.
- No electricity to your individual unit. As long as the rest of the building has electricity, this is a unit owner issue.
- Loitering – call 911
- Illegal activities – call 911
- Locked out of unit – this is not an Association issue. You will need to contact a local locksmith.
In addition to the above, please call 911 to report the following emergencies:
- Fire
- Smoke
- Gas smell – call Washington Gas
- Lack of electricity to the entire community – call Pepco since this is a Pepco outage.
- No water to the entire community – call DCWater to report the outage.
Pest Control:
Pest control services are provided by L&G Pest Control. Services include treatment for roaches, mice, ants, spiders, etc. Bedbug and flea treatment can be provided at an additional cost to be borne by the unit owner.
Pest Treatment Services are provided the 2nd Saturday of each month between the hours of 8:30 a.m. and noon. For treatment of your unit, you must contact our office at least one week in advance, in order to schedule the treatment. Services, except for treatment of bedbugs and fleas is at no cost to the resident.
Trash, Recycling Services
Republic Trash provides trash and recycling services for the Overlook community. Trash is collected four days a week (Monday, Wednesday, Friday and Saturday) from the fenced in trash platform located at the end of the lower level parking lot.
Bulk trash is collected on the 2nd and 4th Wednesday of each month. Bulk trash should not be placed out before 6:00 p.m. the night before scheduled pickup.
Parking
The Association controls and maintains all of the parking spaces. There are 77 available parking spaces; one for each unit. There are no visitor parking spaces available. Each unit is assigned one parking space which the Association can reassign at will. All residents are required to park in their assigned parking space and displace a valid vehicle parking hangtag when parked on the property. Any unit owner, who is two months or more delinquent in their monthly assessments, may have their parking privileges revoked. Should your parking privileges be revoked, your vehicle is subject to being towed anytime it is parked on the property.
The following violations may result in immediate ticketing and towing of your vehicle:
- Parking on the property without displaying a valid vehicle hangtag
- Parking in a space that does not match the hangtag number;
- Illegally blocking fire lanes, trash bins or other spaces; and
- Parking with a revoked vehicle hangtag.
Should your vehicle be towed, neither the Association, or the Management Company have any responsibility for the cost of the tow or damages to your vehicle.

Towing services are provided by A&A Towing and Recovery. The towing company can only provide tow services for your personal vehicle or if a vehicle is parked illegally on the property or in your parking space. Before A&A towing can remove the vehicle, it must have been issued parking ticket. Vehicles are required to display a valid Overlook vehicle hangtag anytime they are parked on the property. Vehicles can only park in their assigned parking space. THERE ARE NO VISITOR PARKING SPACES AVAILABLE
