Spring is approaching and summer is only a few months away.
The Townes at Hillsdale Board of Directors appreciates all suggestions to help better our neighborhood and community.
Spring is a perfect time to start cleaning and removing clutter from your garages and closets. If you haven’t worn it in a few years, you probably don’t need it. Bag up the items and donate them to the shelter or any organization that provide services to the less fortunate.
Spring is also the time to start performing necessary exterior repairs to your home.
As you are aware, Quality 1 Property Management performs routine inspections of the community to identify homes and actions of residents which are not in compliance with The Townes at Hillsdale HOA governing documents. We ask that you inspect the exterior of your home and start making a list of all the repairs that need to be done.
PLEASE NOTE: NO exterior alterations shall commence without prior written approval from The Townes at Hillsdale Board of Directors/Covenant Committee. Exterior alterations that commence without prior written approval of the application for exterior modification is a violation of the community covenants, therefore work performed without prior written approval will be removed at the homeowner’s expense. An ACC application along with the approved exterior color palette for each home is attached to this email for review.

OWNERS, RESIDENTS AND GUEST ARE INSTRUCTED NOT PARK ON THE GRASS IN THE COMMUNITY. VEHICLES FOUND PARKING ON THE GRASS AND IN FIRE LANES WILL BE TICKETED FOR TOWING AT THE VEHICLES OWNERS EXPENSE.

Pick up after your pet
We love dogs. We also love our community. These are the reasons why the association is committed to enforcing the Animal Control Ordinance on association property.
Leash Law – It is against the law for the owner or custodian of any animal to allow the animal to run at-large. Any dog or cat that is found at-large may be impounded. A Violation Notice may be issued by a Police Officer or Animal Control Officer to the owner of an animal found at-large. Did you know that according to the U.S. Humane Society, an unleashed dog has an average life span of less than four years? Allowing your dog to run free threatens your dog’s health and welfare and the happiness she/she brings to you.
Removal of Excrement – The owner or custodian of any dog or cat is required to remove their pet’s excrement from public or private property. Besides being a nuisance, uncollected dog waste can be a serious problem. Fellow dog-parents; if you are ever tempted to leave your dog’s droppings on the lawn, please remember the appearance and quality of the community are known to affect home sales—not just whether and for how much they sell, but how quickly. Not to mention, uncollected dog waste spreads disease and attracts rodents who feed on pet waste. We trust we can count on you for voluntary compliance with the law. We don’t like to call animal control, but all residents are entitled to enjoy our community.

Lawn maintenance is performed for all of the common area lawns. This includes mowing, weeding, fertilizing grass, common area trees, and flower beds. The flower beds located in your front yards and the shrubbery surrounding your front and rear yards are the responsibility of the homeowners.
Snow removal is provided by the Association’s snow removal vendor for the streets, parking lots, and sidewalks surrounding the community. Snow removal starts once the accumulation is 3 inches or above. If the weather calls for ice or freezing rain, pretreatment of the roads and sidewalks is initiated prior to and after the storm.
The community is governed by a set of documents that outline the rights and responsibilities of each owner as members of the Townes at Hillsdale Homeowners Association. Once you purchase a home in the Townes at Hillsdale community, you automatically become a member of the Association.
At closing, you should have received a copy of these documents. We encourage you to review them and become familiar with documents, as they will be adhered to strictly.
The Association’s master insurance policy only covers the common area grounds and provides coverage for the Board. It does not cover your home, personal items, or loss of income. Every homeowner needs to have coverage for their dwelling and personal items. Check with your insurance agent to confirm the amount and type of coverage needed.

The Townes at Hillsdale Homeowners Association Board of Directors is made up of a four-member Board of Directors. The Directors, who are volunteers, are not allowed to accept any compensation in their performance as Board members. The Board is a governing body that serves on behalf of the Townes of Hillsdale residents to ensure a better community by making decisions that affect every aspect of community living from lawn maintenance to trash pickup to exterior maintenance and repairs. The Board also establishes the budget and makes capital improvements that preserve the architectural integrity and aesthetics of the property and common elements.
This four-member Board serves for a three-year staggered term. Elections for Board members are held on the third Monday in November of the election year.

The Board of Directors has taken measures to make condo assessment payments more convenient for you. Our condo fee assessment is $75.00 per month. Payments are due on the first of the month. There are several options available for you to pay your fees:
